- Seasonal Rates: Like many accommodations, rates can vary by season, with potential for lower prices during off-peak times in Maplewood or New Jersey. Inquiring about mid-week stays versus weekend stays might also reveal differences in pricing.
- Extended Stay Discounts: For guests planning a longer visit, some B&Bs may offer a reduced rate for stays of multiple nights.
- Group Bookings: If planning to reserve multiple rooms, it might be worth inquiring about a group discount, though this is less common for smaller B&Bs.
- Special Event Packages: Occasionally, a B&B might offer packages tied to local Maplewood events, holidays, or special occasions, which could include added amenities or discounted rates.

Les Saisons Reviews
We stayed at this property from December 25th to 28th, though our reservation was initially until the 29th. Unfortunately, we decided to leave a day early due to a series of issues that made our stay far from enjoyable. The property is indeed as old as advertised, with some charm, but clear signs of neglect have caused noticeable deterioration. The beds, including ours and our children’s, were squeaky, hard, and uncomfortable—you could feel the springs. Not what we expected from a place marketed as a B&B.We stayed in the “Sunrise Suite.” On our first morning, while I was showering, our downstairs neighbor knocked on our door to inform us that water was leaking into his closet below the shower. Despite notifying the owner, Art, about the issue, it remained unresolved for the duration of our stay. Without access to a working shower, we had to search for vacant rooms to shower in, which was both uncomfortable and inconvenient. We even lost our toiletries in the process, as they were left in a bathroom that was later occupied by other guests.Breakfast was another disappointment. The kitchen’s cleanliness was questionable, and though there were designated dining areas, breakfast was awkwardly served at the kitchen island. It was more of a “help yourself” situation, with guests assisting in both cooking and serving. On one morning, no one was present to prepare breakfast, and we were informed by another guest that it was “do it yourself.” This felt completely out of place for a B&B, especially considering the rate we paid.Adding to our discomfort, we were not provided a key to our room upon arrival, which left us uneasy—particularly after the shower leak incident, when we worried about access to our room while we were out. Communication with the owner was extremely poor. Our texts seeking solutions to the shower issue went unanswered, leaving us feeling stranded and frustrated. On our last day, Art finally appeared, claiming he was unaware of the situation. He offered alternative bathrooms or a smaller room, but the condition of these options was equally unappealing. At that point, we decided to cut our losses and leave early. This was a highly disappointing experience, especially for a holiday vacation. The lack of communication, basic hospitality, and upkeep made it a regrettable choice. Sadly, I cannot recommend this place-Most of the 5/5 reviews are from years ago - perhaps the place was once good, but our experience guided by the misleading reviews was as you can attest far from ideal.
Dec 29, 2024 · S “Caldzone” CalderoniMy wife called in early September to make reservations for her parents to stay for one night over the Thanskgiving weekend. The first time she called, the owner picked up and said that he was out shopping, but that would call right back. Next day, he hadn't called back, so my wife called again. The owner initially said that he only booked for two nights over Thanksgiving because he had regulars who always came over the weekend. My impression was that no one had actually booked yet, but if that is the policy, fine. (He also had the TV on very loud in the background, so it was hard to hear him at times.) However, my wife and him kept chatting, and he eventually agreed to book her parents for one night. He took down all our information, and said he would email out a confirmation following the call. (As others have said, he doesn't take credit cards to hold rooms.) Several days went by with no email confirmation. My wife called and emailed again, explaining that she hadn't received a confirmation. She received no return call, or response to her email. She actually called one more time a few days later, as the place was very convenient location-wise, and left a voicemail message. A few minutes later, the owner texted her, saying he had gotten her message, but was on the phone, and would call her back when he got off. Needless to say, he never called back. We eventually made other arrangements for her parents. I don't know what's going on here, but from our experience, it seems that can't do basic things like make reservations. Not a very professional business.
Oct 02, 2024 · Robert LasnerMy GF called to book a room a few weeks prior, Art insisted he doesn’t need a deposit for our stay and to just show up that day, guy seemed nice over the phone. We left a message the day prior confirming we are coming. We received no return call, and when we showed up to the gate, we called and Art told us “a movie is being filmed there and they gave our room to a crew member” and they have no others available. He was unapologetic until he sent us a text a little later saying they do have another room and it’d be the same rate as the original (not that it mattered to us, he never gave us a price in the first place) after we had already left town. They ruined the last night of our trip, a real inconsiderate way of running a business.
May 24, 2024 · Kyle NorcrossOne of the best places I've had the pleasure of staying. Art and libby are one of the kindest, most hospitable people I've come across while staying in such places. This 1840s house speaks for it self, they've managed to keep most of it intact, which gives it a homey feeling. Secure and quite neighborhood i honestly didnt want to leave :)10/10 recommended
Jan 02, 2024 · Semhal Tewhasom GebreI have stayed here twice now and will come back whenever we need a place to stay in Essex County! Art and Libby have created such a comfortable space with rich historic features. I highly recommend this BNB over any hotel in the area. The rooms are charming and the mattresses are comfortable. Plus, you get a great home cooked breakfast in the morning from Victoria 😊! 5+ stars!
