Mobile home parks, also known as manufactured home communities, typically involve residents owning their homes but leasing the land they sit on. This model can offer a sense of community and a different financial structure compared to purchasing a traditional stick-built home. For many in New Jersey, where housing costs can be significant, mobile home parks provide an accessible entry point into homeownership.
It's important to approach any potential living situation with a thorough understanding of its dynamics. For mobile home parks, this includes understanding the community rules, management style, and the overall environment. While some aspects of community living are universally positive, individual experiences can vary, and it's always advisable to conduct personal research and visits when considering such a move.
Let's explore the specifics of Costa Mobile Home Park in Lodi, NJ, to give you a comprehensive picture of what this community offers to residents in the Garden State.
Costa Mobile Home Park is situated at 120 Bergen Blvd, Lodi, NJ 07644, USA. This address places it in a highly accessible part of Bergen County, a desirable region in Northern New Jersey. Bergen Boulevard itself is a significant thoroughfare, connecting residents to various towns and amenities.
The park's location in Lodi offers a blend of suburban living with convenient access to urban centers. Lodi is well-connected to major highways, including Route 17, Route 46, and Interstate 80, making commuting to other parts of New Jersey, and even New York City, relatively straightforward. For those who work in the metropolitan area, the accessibility to these major roads can be a significant advantage.
Beyond commuting, the Lodi area provides a wealth of local services, including shopping centers, grocery stores, dining establishments, and recreational facilities. Residents of Costa Mobile Home Park are within reasonable proximity to these everyday necessities and leisure opportunities. Public transportation options, while perhaps not as extensive as in larger cities, are generally available in the broader Lodi area, offering additional mobility for residents. The location itself is a key factor for many who consider living in a mobile home park, providing a balance of convenience and a distinct community feel.
Mobile home parks typically offer a range of services that are covered by the monthly lot rent, designed to maintain the community and provide essential utilities. Based on common practices in New Jersey mobile home parks and insights from publicly available information about properties like Costa Mobile Home Park, you can generally expect the following services:
Lot Rental: This is the primary service, providing a designated space for residents to place their manufactured or mobile home.
Water: Often included as part of the monthly lot rent, ensuring a consistent water supply to each home.
Sewer: Similar to water, sewer services are typically managed and included in the lot rent.
Trash Pick-up: Regular waste disposal services are usually provided for the convenience of residents.
Community Maintenance: This generally covers the upkeep of common areas, roads within the park, and overall landscaping of shared spaces.
On-site Management (Varies): While not always explicitly listed, many mobile home parks have some form of on-site or accessible management to address resident concerns and enforce community rules.
Snow Removal (Varies): Depending on the park’s policies and local climate, snow removal for common roads within the park may be offered.
It is important to note that while some utilities like water, sewer, and trash are often included in the lot rent, residents are typically responsible for their own electricity, natural gas (if applicable), and internet/cable services. Prospective residents should always confirm exactly what is covered by the lot rent with the park management directly.
Mobile home parks, like Costa Mobile Home Park, offer distinct features that appeal to a specific lifestyle. While explicit details on communal amenities for Costa Mobile Home Park are not extensively detailed in publicly available summaries, general features and highlights of mobile home parks in New Jersey, along with insights from typical listings for homes within such parks, include:
Affordable Entry to Homeownership: For many, manufactured homes in parks offer a more attainable path to homeownership compared to purchasing a traditional house in the high-cost New Jersey market.
Community Living: Mobile home parks often foster a close-knit community atmosphere, where neighbors know each other and social interactions can be more frequent than in typical suburban neighborhoods.
Manageable Property Sizes: The lots are typically sized for the mobile home itself, often with a small yard, providing a more manageable outdoor space for maintenance compared to larger residential properties.
Convenient Location: Being situated in Lodi, Costa Mobile Home Park benefits from access to local amenities, transportation, and regional employment centers.
Included Utilities (Partial): As noted in services, the inclusion of water, sewer, and trash in the lot rent simplifies utility management for residents.
Parking: Dedicated parking spaces are typically available for residents on their lots or within the park.
Established Community: As an existing park, Costa Mobile Home Park represents an established residential area within Lodi.
Regarding specific feedback, one customer review mentioned issues with management and the enforcement of rules, suggesting that some residents perceive inconsistencies. Another inquiry from a prospective resident about living in an RV for an extended period highlights the need for clear communication with park management regarding their specific rules on recreational vehicle residency, as New Jersey has regulations concerning long-term RV living and mobile home park definitions. These points emphasize the importance of direct communication with management and understanding the specific rules and regulations of the park before committing to residency.
Mobile home parks generally do not offer the type of seasonal promotions or discounts typically seen at hotels or retail businesses. Their pricing structure revolves around the sale of mobile homes (if available through the park) and the consistent monthly lot rent. Therefore, "promotions" in this context would be less about temporary discounts and more about the ongoing value proposition.
Prospective residents interested in Costa Mobile Home Park should instead focus on:
Competitive Lot Rent: Inquire about the current monthly lot rent and how it compares to similar mobile home parks in the Bergen County area, or to other housing alternatives in Lodi.
Inclusions in Rent: Understand precisely what utilities and services are included in the monthly lot rent, as this directly impacts the overall cost of living.
Home Sale Incentives (if applicable): If the park has mobile homes for sale directly, there might be specific incentives or financing options offered by the seller, which could be the park management or a private owner.
It is always advisable to contact the park directly to discuss any current availability of homes, lot rent specifics, and any other financial considerations. They can provide the most accurate and up-to-date information regarding their offerings.

Costa Mobile Home Park in Lodi, NJ, presents a distinct living option that can be particularly suitable for certain local residents in the New Jersey area. For many, the primary appeal lies in the potential for a more affordable path to homeownership compared to the often-prohibitive costs of traditional single-family homes or even rentals in Bergen County. Owning the structure of your home while leasing the land can significantly reduce the initial financial outlay and potentially the ongoing housing expenses.
The location in Lodi offers a practical advantage for those who work in or around Bergen County or commute into New York City. Costa Mobile Home Park Reviews
Steve the owner is so rude and disrespectful. You just became a new management doesn’t mean anything! With no respect! Management isn't good here. Other people here have disobey the rules here he don't say anything and that’s not fair. Saying no permission and all. It’s not right. I never seen anything that disrespectful talking to a tenant.
May 27, 2025 · Darryl VictorioI would like to know if there is enough space to live in my RV with my girlfriend. We would be living there for more than two years if possible.
Dec 22, 2024 · omar gonzalezAre there any 1 bedroom trailer homes for rent at this time,,.,
May 16, 2025 · Madonna PaparellaOnly the trailers you first see look nice and are large. The further back you go the smaller and worst they look. Much garbage all around the trailers and the trailers are falling apart. No place to park if you were visiting. Majority of the trailers are very very close to each other.
