I enjoyed my stay at the Franklin guesthouse. The rooms are huge for nyc. I have given this place 4 stars instead of 5 for two things:The staff did not seem very friendly at the desk? We were met with a confused face when we arrived and it kind of put me off for a second while they found our reservation.The other reason is that while the walls seem thick the doors or the door gaps are not, and the staff in the hallways on the second floor are quite loud at 8 am or so. You can hear the conversations in the hallways quite well, and the rooms are wide and long so they echo. Other than that the place was perfect.

Room was spacious and comfortable. Appreciated kitchen which allowed us to make breakfast each morning. Housekeeping was awesome, cleaned our room each day after we left each day late afternoon. Many bars and restaurants within walking distance; Pencil Factory and Leroy’s are close, welcoming and enjoyable.
Dec 23, 2024 · Susan RugnettaIn Jan-Feb 2025 we stayed 6 weeks in this place. It was the worst place we stayed in NYC for 12 years. Our daughter lives there. So, we came a lot. In 2025 she had a son, our grand child. Therefore this year onwards we will stay at least 12 weeks a year in NYC. However, we will not stay in Franklins Guesthouse ever again.The location is good. So are the people from maintenance and cleaning the rooms. They are very friendly, fun and supportive. The rooms have a reasonable space and have OK kitchenettes and bathroom (small).The climate in their rooms is not good enough and sometimes awful. There is no isolation whatsoever for temperature and sound. It made my wife literally sick. Just before she left, our doctor told her she was in an A-OK condition. She went before me. When I arrived 2 weeks earlier than planned, since she became ill, I experienced a huge draft from the one closed window over sofa and bed to the other one. The room was cold, even though the heater was on toplevel. The airco was loud. Unfortunately we could hear most of the louder conversations (and other things) in the next room. So, in the end I had to demand another room. In our search we saw several other rooms. All of them basically having the same problem: not isolated. Since we payed in advance we didn't have another option then to stay. We choose the least bad room.The director was not interested. When asked by me to talk with me, he refused saying: "I have other much larger locations to manage". Not even on the telephone. The lack of living up to what is promised is illustrated by the flowers that weren't there when my wife arrived. Although we had agreed that during our negotiation for this room. The director then also promised to make sure my wife would have a quiet warm comfortable room. Nothing of the sort was realized.Two of the women on the desk (when they were there at all, since the desk often had nobody behind it), had the same low-agressive defensive attitude and a lack of self reflection.Due to this attitude, I am sure that - if they give a response on this review - it will be along the lines that it is all me, nothing to do with them. However, I did notice several other reviews from which you can derive that they are just not good in handling people, not good in giving service and that the place is a basically a bit outdated Everything is a bit old. They don't even have smart television, which one can expect in 2025 and for the price paid. So, no, we are real sorry to say that we don't recommend this place.

Literally, their “suites” are in the basement. I feel like I’m staying in someone’s cheap Airbnb side hack. I can hear everyone walking above me and we’re right next to the laundry room and gym. So glad we paid extra for this room. At least we’ll be well hidden during the zombie apocalypse. The suites at their sister site, The Box House Hotel, are much better.
