The Harbor Front Inn Introduce
Perched majestically at 209 Front Street, overlooking the serene waters of Greenport Harbor, The Harbor Front Inn stands as a prominent lodging option in the heart of Long Island's celebrated North Fork. This inn aims to provide guests with a convenient and comfortable base from which to explore the charming village of Greenport and its surrounding vineyards, farm stands, and maritime attractions. Its very name, "Harbor Front," immediately conveys its key selling point: direct access to and views of the bustling Greenport waterfront, a feature highly sought after by visitors to this picturesque area.
The Harbor Front Inn endeavors to combine the allure of Greenport's maritime heritage with essential guest comforts. It positions itself as a central hub for those looking to immerse themselves in the local culture, whether by exploring downtown Greenport on foot, enjoying fresh seafood, or simply relaxing by the water. While it offers the convenience of a hotel, it also seeks to retain some of the intimate charm often associated with inns. However, prospective guests should be aware that recent customer feedback indicates a mixed experience, particularly concerning room amenities, certain operational policies, and the inclusion of various fees. This article will delve into the details to help New Yorkers make an informed decision about their stay at The Harbor Front Inn.
The Harbor Front Inn boasts an undeniably excellent location at 209 Front Street, Greenport, NY 11944, USA. This puts it literally on the "harbor front," providing guests with immediate access to the picturesque Greenport Harbor and its vibrant maritime activities. Being on Front Street places the inn in the very heart of Greenport Village, a highly sought-after area known for its walkability and charming atmosphere.
From the inn, guests can easily stroll to a multitude of Greenport's attractions. This includes boutique shops, art galleries, acclaimed restaurants, wine tasting rooms, and the historic Greenport Carousel. The bustling docks, where fishing boats, yachts, and ferries come and go, are right at the doorstep, offering scenic views and opportunities for maritime excursions.
Accessibility to The Harbor Front Inn is also highly convenient for both drivers and those relying on public transportation from the greater New York region. For those driving, Greenport is reached via major Long Island routes, primarily New York State Route 25 (Main Road), which leads directly into the village. The inn's address on Front Street is straightforward to locate. While parking details for guests are mentioned as a fee in reviews, the availability of on-site parking is a convenience in a popular village setting.
Public transit options are robust for a North Fork destination. The Long Island Rail Road (LIRR) provides direct train service to Greenport, with the station typically a short walk or taxi ride from the inn's central location. Additionally, the Hampton Jitney and Hampton Ambassador bus services offer comfortable and direct transportation from various points in New York City straight to Greenport, often with stops conveniently located near the downtown area. The Shelter Island Ferry, connecting to Shelter Island, also departs nearby, adding another layer of accessibility for exploring the surrounding area. This prime, waterfront, and well-connected location is truly one of the inn's strongest selling points.
The Harbor Front Inn aims to provide a range of services for a comfortable stay in Greenport, though some aspects have been noted in customer feedback as areas for potential enhancement.
Guest Accommodation: The inn offers various room types designed for overnight stays. Reviews suggest rooms are spacious and include furniture, and some may feature pull-out sofas. However, feedback indicates a need for some upgrades in certain room amenities, such as mirrors outside the bathroom, proper fitted sheets, and shelving in the shower stalls.
Continental Breakfast: A complimentary continental breakfast is provided. Reviews state this breakfast is "on par with every other Continental breakfast" encountered, implying a standard selection.
Front Desk Service: Guests interact with front desk staff for check-ins, check-outs, and inquiries. While staff are described as "very friendly" and "friendly," one review notes a lack of proactive communication regarding room readiness and assistance with room issues.
Housekeeping: Rooms are cleaned, and bathrooms are generally noted as clean. However, the cleanliness of carpets in some rooms has been a point of disappointment, with suggestions for replacement of throw rugs.
Pet-Friendly Policy: The inn is noted to be pet-friendly, though a specific pet fee is charged.
Additional Fees: Guests should be prepared for various additional fees, including a pet fee, beach fee, parking fee, and an "assessment fee." Reviewers note that these charges can significantly increase the total cost, sometimes amounting to "more than an entire extra night," and may not always be clearly presented during online booking.
Beach Access Amenities (Implied): With a "beach fee" mentioned, it implies the inn facilitates or provides access to nearby beaches, likely including beach passes or services.
Hair Dryers: While one review noted difficulty finding a hairdryer, it was eventually located in a suite closet, suggesting they are available in rooms.
The Harbor Front Inn in Greenport offers several key features and highlights that contribute to its appeal, particularly its prime location and some aspects of its guest experience, though some areas could benefit from upgrades.
Prime Waterfront Location: This is arguably the inn's strongest highlight. Situated directly on Front Street, it offers unparalleled access to Greenport Harbor, providing scenic views and immediate proximity to all the village's waterfront activities, shops, and restaurants.
Spacious Rooms and Furniture: Guests have noted that the rooms are "spacious" and feature "nice furniture," contributing to a comfortable living area during their stay. The presence of a pull-out sofa in some rooms adds flexibility for families or groups.
Friendly Staff: Despite some noted issues regarding communication and policy, the staff at the front desk are consistently described as "very friendly" and helpful. This positive human interaction can significantly enhance the overall guest experience.
Convenient Continental Breakfast: The inclusion of a complimentary continental breakfast offers a convenient start to the day, saving guests time and money on finding morning meals outside the inn.
Pet-Friendly Accommodation: For travelers with pets, the inn's pet-friendly policy is a significant advantage, allowing them to enjoy their Greenport getaway with their furry companions.
Central Village Access: Beyond the immediate waterfront, the inn's location in downtown Greenport ensures guests are steps away from all the village's charm, including boutique shopping, diverse dining options, and cultural attractions like the historic carousel.
Potential for 5-Star Experience with Upgrades: As highlighted by a reviewer, the room layout and basic structure have significant potential; "The room could be 5 stars so easily with a few minor upgrades," suggesting that with attention to details like fitted sheets, more mirrors, and shower shelving, the guest experience could be substantially elevated.
It's important to acknowledge that some reported drawbacks, such as deferred maintenance in carpets, lack of practical bathroom conveniences, and unexpected fees, are also notable features from a guest perspective and should be considered by prospective visitors.
The Harbor Front Inn, like many independent hotels and inns, may not consistently advertise "promotions" or "special offers" in the same way large hotel chains do. However, value can often be found through direct booking or during certain periods. Based on available public information, specific, ongoing promotional deals are not explicitly detailed.
Instead, guests should be aware of the hotel's standard pricing structure, which notably includes several additional fees. These are mentioned by a past customer: "the pet fee, the beach fee, the parking... And the assessment fee. That's a lot of assessments." One review states that the online booking showed a $20 + tax fee, but a $25 charge was incurred. It's noted that "overall the taxes and fees are more than an entire extra night" and that "you will not see all those charges booking online."
Therefore, instead of looking for traditional "promotions" in terms of discounts, prospective guests should focus on:
Understanding All-Inclusive Pricing: It is highly recommended to contact the inn directly to get a complete breakdown of all anticipated charges, including room rates, taxes, and any applicable fees (pet, beach, parking, assessment, etc.) before booking. This will ensure full transparency and avoid surprises upon check-out.
Direct Booking Inquiry: While not a "promotion," calling the inn directly (Phone: (631) 477-0707) might allow for a more detailed conversation about potential savings for longer stays, mid-week visits, or any specific packages that might be informally offered but not widely advertised online.
Off-Season Stays: Like many popular destinations, Greenport experiences seasonal demand. Staying during the shoulder seasons (spring and fall, outside of major holidays) or the winter months might naturally result in lower room rates compared to peak summer weekends, effectively acting as a form of "discount."
The key takeaway regarding "promotions" for The Harbor Front Inn is to prioritize thorough inquiry into the total cost of a stay to fully understand all charges, rather than expecting traditional promotional discounts.

For New Yorkers seeking a charming and conveniently located getaway to Long Island's North Fork, The Harbor Front Inn in Greenport offers a distinct appeal, primarily due to its exceptional waterfront location. Locals from the city and surrounding areas often seek accessible escapes that combine scenic beauty with village charm, and Greenport perfectly fits this bill.
The Inn's prime address at 209 Front Street places it literally at the heart of Greenport's maritime activity. This means New Yorkers can arrive via the LIRR or Hampton Jitney, minimizing the need for a car, and then step directly into the vibrant village life. Guests can easily walk to the bustling docks, explore unique boutiques, indulge in fresh seafood at local restaurants, and enjoy the waterfront views without any hassle. This immediate access to Greenport's core attractions is a significant advantage for locals looking to truly immerse themselves in the North Fork experience, without the added stress of driving and parking once they've reached their destination.
The spacious rooms, friendly staff, and the convenience of a complimentary continental breakfast contribute to a comfortable stay, allowing New Yorkers to unwind and enjoy their break. For those traveling with pets, the Inn's pet-friendly policy, despite an associated fee, is a welcome feature, enabling more inclusive family getaways.
However, it is crucial for locals to be fully aware of the reported "fees, fees, fees" and other operational aspects mentioned in customer reviews. The additional charges for parking, beach access, and unspecified "assessments," which can significantly increase the total cost, require careful consideration and upfront inquiry. Similarly, expectations should be managed regarding some room amenities and potential maintenance issues, as highlighted by past guests.
Despite these points, for New Yorkers prioritizing a fantastic waterfront location, a friendly staff, and the ability to explore Greenport on foot, The Harbor Front Inn remains a viable option. With clear communication about the total cost and expectations set regarding room details, it offers a well-situated base for experiencing the unique charm and attractions of the North Fork. It provides a convenient escape from the city, allowing locals to tap into the relaxed coastal lifestyle that the region is famous for.

The Harbor Front Inn Reviews
Room walls are bare, no mirror outside of a dark bathroom. Construction at 8 AM on a Memorial Day weekend leaves no rest. Person at the front desk did not let us know when the room is ready nor did she consider helping us with our room when we asked about it
May 26, 2025 · Sean StricklerThe hotel is conveniently located. And very friendly stand. Continental breakfast is on par with every other Continental breakfast I've ever encountered. I have stayed here a few times and found it fairly clean although this last stay i was very disappointed in the carpet! No attempt to keep it clean- not just stained. The throw rug should be removed at this point. The bathroom was clean, but lacked any convenience. The pedestal sink doesn't provide for ladies to get ready for the day. I eventually found a hair dryer in the suite closet. There is a single towel located behind the shelving unit and makes it impractical to use. The shower stall has no shelving for storing or placing toiletries- same with that pedestal sink. The pull out sofa was comfortable. The furniture was nice and room was spacious. The bed however used a flat sheet that was too small instead of a fitted and halfway thru the night the bed was unraveling. The room could be 5 stars so easily with a few minor upgrades.I will also mention the fees. I've stayed here before so I know about the pet fee, the beach fee, the parking...But online it says $20 + tax and it looks like I am charged 25. And the assessment fee. That's a lot of assessments- whatever that is.Overall the taxes and fees are more than an entire extra night. Just be prepared, you will not see all those charges booking online. The service is friendly though. I hope they make the changes to make these ridiculous charges worthwhile.
Jan 27, 2025 · Melissa DrexlerIt is under construction and we were never informed. Walls covered in plastic, exposed electric, paper covered floors. An accident waiting to happen. Noise from workers. No one was at the desk when we arrived we had to ask one of the workers to find someone. Will never stay there again. Absolutely the worst experience ever. They should have refunded our money but all she said was “ sorry” really? Horrible, horrible stay .
Apr 25, 2025 · Colleen CaputoSo bad!!! I never leave reviews of businesses, but my experience at this “hotel” was so bad, I want to warn others. Don’t stay here!It may look like it’s nice, but the service is awful. And I don’t mean that they just forget to bring fresh towels or something excusable. They actually woke us up and kept us awake up all night! Then they refused to apologize or refund even part of the bill the next day.Their fire alarm malfunctioned, causing all the guests to gather in the sub-freezing temperatures outside in the parking lot. They got the alarm part to go off eventually, but they didn’t fix it! The alarm continued to “chirp” outside our room until we left at 11 AM!The front desk was all nasty attitude towards us this morning when we checked out. It would have been appropriate to apologize and refund our payment. After all, it’s a hotel, and we were awoken in the dark of night and unable to sleep after that due to the constant chirping. All they did was offer to refund the $25 parking fee we shouldn’t have had to pay in the first place, as we were paying guests of the hotel and there were plenty of empty spaces in the lot. Awful! Do not stay here. I know I never will again.
Dec 27, 2024 · Amber BuscemiJust left this hotel. Made reservations and went to check in. The girl at the desk was not very hospitable at all as I watched several people walk through and experience her poor disposition. After waiting one hour to check in they told us our room was being worked on. Another hour later still no room. We watched many others walk in and go to their rooms. I understand first come first serve but this was something totally different. Very very poor communication and service. We obviously left after waiting two hours in the lobby. Good luck to others!
